We caught up with Realmark North Coastal sensation Aaron Green to find out what makes a home sell and get his top tips.

“In today’s market competition is very much alive, limited stock is forcing pricing up in Perth’s most sought after suburbs. Family buyers are particularly active, those looking to increase living space and have that back yard ready for summer. In this instance, tip one, maximising space is key. Declutter the main living areas, create a blank canvas on walls with light, bright paint colours ready for the new owners to put their stamp on it.” said Aaron.

In the coastal suburbs, many are moving for the relaxation of the coast, Indian Ocean views, early morning walks to hear the waves crashing. Many want the outdoor lifestyle so it is important to highlight this. “Tip two, bring the outside in. Create a seamless integration with the alfresco and back yard, stage your home for photography and open homes and allow buyers to envisage what lifestyle the home brings. Think about how you could incorporate indoor plants to finish it off.” added Aaron.

Tip three, “make sure your kerb appeal is on point. First impressions are important and we want buyers to be excited when they arrive. Driveways need to be tidy and front lawns neat to make your property stand out for potential buyers. Many interested parties will do a drive-by prior to an open home, and we want them to show up for the home open with their minds already set to buy.”

“Tip four, if your home has extra living space, it is important to highlight there uses, for example, a study space, make it visible what space can be used for, add a desk or the kid’s activity area, showcase how it can be flexible for buyers.”

Last but in no means least, tip five, remember why you fell in love with your home and showcase it to new potential buyers. If it is those Jarrah floorboards make sure they shine and aren’t hidden by the old rug the dog sleeps on. If it is the resort-style pool and alfresco make sure it is welcoming and will draw buyers out to adore it.
